How much does a Palacios Condo cost?
Condos vary in price according to their position in the building and the square footage. See Pricing and Availability.
How many stories does the building have?
Each building has 3 stories with 18 units available.
How many bedrooms will the condo have?
One of Palacios' most unique features is that you as the buyer have the ability to design your own condo unit, so the number of bedrooms is up to you.
How many baths will the condo have?
Same as above.
Who designs the Condo?
We have an “On Staff” design team headed up by Marsha Meek. See Your Design and Development Team.
Can I use my own designer?
Yes, you can use your own designer and save part of the design fee.
Can I do some of my own finish out inside?
Yes, you can do your own finish out except for plumbing and electrical.
Are there floor plans available from other owners for me to use?
Yes. We have all the previous designs available for you to use.
How much do I have to put down to start the process?
There is a $2,500 Design Fee that is non-refundable but comes off the bottom line of the contract price.
Are the units handicap accessible?
The hallways and common areas are all A.D.A. compliant. You may further customize your floor plan with wider doorways, lower counter tops, etc.
Will there be a swimming pool?
The owners haven’t expressed an interest in taking on the liability costs and would rather enjoy nature and the river.
Is covered parking going to be available?
Palacios features an underground parking garage with 2 spaces per unit and outside guest parking.
Will there be a yard?
Each ground floor condo will have a courtyard area along with a common area extensively landscaped with Texas native plants, there will also be walking trails and gazebos.
Are pets allowed?
Yes, there are 2 pets allowed per unit with no restriction on size.
Will the units have a fireplace?
Gas fireplaces come standard with each condo and are included in the unit’s pricing.
Is it a gated community?
It is a gated and security coded entry both at the street entrance and the River Walk.
What kind of roof does the building have?
Standing seam roofing.
Will there be maintenance fees and how much will they be?
Maintenance fees will be 12 cents a square foot and cover gas, water, sewer, trash, exterior maintenance, water softener, and insurance. Everything but your interior electric.
Can you get satellite and cable?
There will be dish service and high definition cable access in each condo.
Is there access to the river?
Switchback trails lead to the River Walk where there is currently 900 ft. of paved river walk to enjoy with more coming soon!
Will there be outdoor bar-b-que pits?
Yes, bar-b-que pits will be available in the common areas.
What type of exterior does the building have?
Stucco and rock.
Is there garbage pickup?
There are trash receptacles on each floor. Someone will come by and empty them regularly.
Is there an elevator?
There is an oversized elevator capable of moving large furniture.
What fire safety features does the building have?
Each building is equipped with a sprinkler system. The building itself is constructed with steel and concrete, designed to reduce the risk of a fire spreading, and each building has its own fire hydrant.
Do you have any left that have a river view?
All units have 10’ X 30’ balconies with river views.
Can you fish in the river?
Yes, fishing is available.
Is there any available on-site storage?
Each unit has an 8’ X 10’ storage facility in the parking garage.
How many parking spaces do you get?
Each unit comes with 2 spaces in the underground parking garage, and there is ample guest parking in front of the building.
How close is the nearest restaurant?
Inn of the Hills and the River’s Edge are within walking distance and many more are within a short drive.
How close is the nearest bank?
Bank of the Hills is within walking distance up the street.
How close is the nearest exercise facility?
The Family Sports Center is within walking distance.
Does it ever flood?
The 100 year flood plain is just above the top of the steel reinforced limestone block wall and the condos themselves are another 5 feet higher in elevation.
Can you help me find a place to lease while my condo is being built?
With our “Local Trade Option” we are creating a group of local houses that will be available for our “Out of Towner’s” to enjoy while their units are being built.
I live in Kerrville; can I trade in my home?
Yes, we take homes on trade with our “Local Trade Option” but this is for a limited time so don’t miss out!
What is the River Walk?
The River Walk is a 12 foot wide steel reinforced concrete walkway with an 8 foot tall limestone block wall that currently stretches 900 ft. along the Guadalupe River.
When will building “A” be completed?
Estimated completion for building “A” is scheduled for early Summer 2009.
How long after building “A” is complete will it take to complete building “B”?
It usually takes 12-14 months to complete a building of this size depending on weather.
When is construction on “B” going to begin?
As soon as we have 6 pre-sales, we will begin building.
How many phases are there to Palacios del Guadalupe?
Phase one includes Palacios West with 3 buildings and phase two will include Palacios East with a total of 3-4 buildings, with 1,300-2,000 sq.ft. units available.
Do you have any units that are smaller than what is available at Palacios del Guadalupe West?
Phase 2 on the other side of the Dietert Community Center will have condos ranging from 1,300 to 2,000 square feet.
Can I rent my unit?
Our intention is that Palacios del Guadalupe be a community of owners/residents with minimal rental activity. You may rent your unit only if you are among the first 20% of buyers of the total development to declare your unit will be used as long-term rental-only.
Will there be space for my RV at the condo?
Parking will be available for standard sized vehicles in garage parking and temporary parking will be available in the visitor area. We can recommend an off-site storage facility for your RV upon request.
